Terms and conditions

The agreement is concluded with Dean Radar [rechtsvorm], located at [vestigingsadres], registered with the Dutch Chamber of Commerce under [KvK-nummer] and with VAT number [btw-nummer]. You can contact Dean Radar at help@heydean.nl.

These terms apply to consumers in the Netherlands and the European Union who use Dean for their own rental search. By creating an account, using a search profile or starting a subscription, you agree to these terms.

You must be at least 18 years old or have permission from your legal representative. You are responsible for accurate data, secure login details and all actions within your account.

Dean is software for rental seekers. The service collects or receives external rental listings, compares them with your search profile and sends possible matches through the channels available in your subscription.

Dean Radar is not a landlord, letting agent, broker, housing platform acting for providers, legal adviser or credit provider. Dean does not submit rental applications for you, negotiate with providers, check eligibility requirements for you or decide on allocation.

A match, alert or link is not an offer by Dean Radar, not a reservation, not an invitation to view, not a promise of availability and not a guarantee that you can respond, will be invited, will be accepted or will obtain a home.

You are responsible for the accuracy and currency of your search profiles, budget, location choices, housing preferences and contact details. Incorrect or overly limited data may result in fewer, no or less suitable matches.

Email alerts and transactional email are sent through Cloudflare Email Sending. WhatsApp alerts are optional and may depend on your opt-in, phone number, Meta/WhatsApp, delivery status and technical availability.

If you add a Sleutelgenoot search companion, you declare that you have informed that person in advance and have permission to use their email address or phone number for forwarded matches. Dean may provide the search companion with an explanation and an opt-out option.

Dean works with external sources that we do not control. Listings may be inaccurate, incomplete, outdated, duplicated, misleading, offline, changed, temporarily unavailable or already rented before or after Dean shows them.

We make reasonable efforts to monitor sources technically, but do not guarantee complete coverage, an error-free scraper, current availability, instant publication, complete characteristics, correct price, correct location or successful click-through to the provider.

You must verify every listing, provider, rent, deposit, income requirement, contract type, costs, availability and reliability yourself before responding, sharing documents, making payments or making appointments.

Current prices, term, features and any limits are shown on the website or in the payment flow. Subscriptions are generally paid monthly in advance.

Stripe is our primary provider for payments, invoicing, payment administration and subscription management. By starting a subscription, you authorise Dean Radar to collect the monthly amount through the payment method selected in Stripe. If SEPA direct debit is available and you choose it, you authorise Dean Radar to have the monthly amount collected by SEPA direct debit from the account you provide.

You are responsible for correct payment details and sufficient funds. If a payment fails, is reversed or charged back, we may retry collection, charge reasonable administrative or statutory costs where allowed and suspend paid features until payment has been made.

The service starts immediately after payment, mandate or account setup, depending on the chosen flow. By starting, you ask Dean Radar to provide the service during the statutory withdrawal period.

As a consumer, you generally have a fourteen-day withdrawal right for a distance contract. If you validly withdraw within that period after requesting immediate start, Dean Radar may charge a proportionate amount for the service already provided, unless our commercial guarantee below is more favourable to you.

In addition to statutory rights, Dean Radar offers a simple 14-day money-back guarantee for the first monthly fee of the first subscription. You must contact us within fourteen days after first starting at help@heydean.nl. The guarantee does not apply to misuse, fraud, chargeback abuse, repeated new accounts, reactivation to obtain the guarantee again or conduct contrary to these terms.

The commercial guarantee does not limit your statutory withdrawal right, conformity rights or other mandatory consumer rights.

You can cancel monthly through the dashboard. If the dashboard reasonably does not work, you can cancel via help@heydean.nl. Cancellation by email is effective once we have received and confirmed it, unless mandatory consumer law provides otherwise.

After cancellation, access generally continues until the end of the already paid period. Paid features then stop and no new monthly amounts are collected, except outstanding amounts or corrections for earlier periods.

Account deletion is separate from cancellation. Upon account closure, we delete or anonymise data where it is no longer needed for legal obligations, security, evidence, administration or handling requests.

You may not use Dean for unlawful scraping, reverse engineering, source abuse, spam, misleading applications, bypassing security, disrupting systems or use that harms the normal operation of Dean or external sources.

You may not resell accounts, access, alerts or obtained data, commercially exploit them or use them for bulk databases without written permission from Dean Radar.

Dean Radar makes efforts to provide the service carefully, securely and accessibly, but does not guarantee uninterrupted operation, error-free software, complete coverage, current data, fast provider response, viewing, acceptance or a rental home.

To the extent permitted by law, Dean Radar is not liable for loss caused by external listings, provider decisions, changed or incorrect information, missed opportunities, technical failures, maintenance, network issues, third parties, scraper, proxy or browser rendering suppliers, Supabase, Cloudflare, Stripe, Meta/WhatsApp, Google, Amplitude, Klaviyo or other suppliers.

Nothing in these terms limits liability that cannot be limited under mandatory law, including liability for intent or deliberate recklessness by Dean Radar itself and statutory consumer rights.

Dean Radar may change the service, prices, features and terms. For material changes to ongoing subscriptions, we will inform you in time and appropriately. If a change materially disadvantages your ongoing subscription, you may cancel in accordance with legal rules.

Dutch law applies to the agreement. For complaints, we ask you to contact us first at help@heydean.nl so we can seek a reasonable solution. Mandatory consumer protection in your EU member state remains applicable where it cannot be excluded.
